A PM I was planning on sending to Perceval....

I saw the pictures of the Chateaux and the beautfiul mezzanine you guys built... great job. I'm really impressed.

But I do have a couple of questions regarding the construction of it... I'm looking at it and am wondering about a couple of features that I dont see that may be missing... I'm not sure. I dont have any experience with European building codes and standards. I have assumed that you guys would have thoroughly researched this topic but I could be wrong.

So if it is ok with the forum members, I would like to ask a few questions. For now these questions are directed at Perceval, as I have the impression from the photo's that he is/was the lead hand on this project.

The timing on this thread may not be the best but due to my progress here on the forum (or lack there of.... take your pick). But I have been loosing a little sleep about what I see and would feel remiss if I dont express myself. Not to worry, contractors loosing sleep over their projects is quite common, we sometimes do our best work in bed! There is a carpenter joke in there somewhere... I'm just too tired to get my own joke's today.... ha ha.

I just want to say that over all it is a real beauty job you all did.... really nice work. I would have loved to have been involved in a forum project like that.... as I love to build stuff.

I would have put off posting this thread for now but since I am concerned for the saftey of the Chateaux Crew, I would like to start now... if that's ok. I will accept whatever response I get.

So if someone could get back to me and let me know how to proceed for now that would be great. Don't get me wrong, I dont see any immediate danger or anything as I do not have all the details but I think for everyones saftey it would benefit to look into it a little.

Hope I haven't stepped on anyones toes here, again it is a very good job over all. Way to go guys!

I really loved the shelving in the hallway too, how you used that space was awesome! Really great makeover! :)

maybe you can tell them what exactly you think is dangerously build here on this thread?

I'm thinking this is the project in question?

Looks great to me, and I have to say I'm amazed the chandelier survived intact. That's really impressive! ;)

Yup, that's it. In the midst of all the other crap going on, and all the other stuff we do, we've been working like crazy since last Spring to try to make this house livable. So I'm all ears to hear Harold's critique.

Looks beautiful! Nice work.

Hand rail on just one side of the stairs would not pass code here in the US. Maybe one more post in the long run of the mezzanine. Not sure of the code on this.

But if you folks are satisfied with it, great! :)

People in small towns hereabouts hate building codes. They trust themselves to do what is right.

sure... first off, nothing was dangerously built. It really looks great. I need to ask some questions.

I dont see a ledger board or a rim joist. Is there allot of creaking when you walk around, especially on the L-cove? Above the stair? The outer l-cove corner just above the steps, it really needs a rim joist, I am sure of this. How are the posts anchored to the floor?

How did you tie the mezzanine into the structure of the house?

I feel that there is not enough structure supporting the whole mezzanine. Think of it this way... any part of the structure should be able to take a very solid blow, with a sledge hammer. Just one blow should do, now DONT do that, just apply that thinking to it. For example. Think of a wall. If you were to knock out one of the studs the wall will still be there, thus holding up whatever it is to be holding up. Follow me?

The outer l-cove corner is all I can see really, but I see it is a 4by 4 post? or 10cm by 10 cm post? yes? I would like to see a 6 by 6 post there, with braces. Two pieces of wood cut at 45's should do. It might get in the way a bit but I really think it needs to be considered. That looks like a high traffic area. Add in a rim joist to that and I will sleep much better.

The whole structure has walls surrounding it on all 3 side so it should be safe.

I hate to bring up earthquakes but if it is not tied into the structure of the house, an earthquake will bring it down possibly.

A few lag bolts tying it into the structure can take care of that.

Is there a basement below this mezzanine?

I think that is a good start for now. Any questions? please dont hesitate to ask. :)

4x 6s under stair joints.
All posts attached to floor with 2 steel L brackets and attached to upper structure by the same.

Believe me, it's not going anywhere.

Btw, Belibaste was the architect on this one. Although we all pitched in.

Oh boy yea... LVL's... lots of structure there.... good, thanx for showing these pics.

oh that's so good to hear Laura, I figured they were tied in well. thanx for hearing me out all the same. I thought so. It's really nice.

In the photo here above though, the post with S***'s hand on it. That was my only concern really. But it is so hard to tell from a picture. Me? I'd still like to see a little more secure connection above his hand there and a 6 by 6 post with a RIM joist above it plus 2 braces.... just my 2 cents worth.

Like I said, it is hard to tell from a picture always. An architect... cool. I just want to be sure. I have allot of structural experience, underpinning, rough framing etc.

Sorry, links will not open at this end (This content is currently unavailable) but have to say, love this from Mac:
